Safeguard tips for home buyers

With the recent boom in real estate all over India, the prices of homes and other real estate has gone up manifolds in some areas. In Noida, the prices are very high and i was looking at the prices with one Builder for a 3-Bedroom flat.

As most of them are pre selling the flats and the construction hasn't started even. What can i as a buyer do to safe guard my interests.

There has been many cases, even with big builders like Ansals, that the possesion of house is not given even after 3 years from the actual date specified by the Builder. There was a recent court verdict in favor of a buyer in which the builder was supposed to pay the interest on the money for the period of delay.
