Once approvals are secured — the acceleration is pencilled in for the third and fourth quarters of FY27 — management expects healthy absorption, underpinned by resilient residential demand and premium product positioning. That, Axis argues, provides strong visibility on bookings, collections and revenue recognition.

The second pillar is self-funding growth. Prestige guides to gross collections of Rs 25,000 crore in FY27 and free operating cash flow of Rs 8,500-9,000 crore — enough, on the brokerage's reading, to bankroll an aggressive expansion while barely moving the debt needle.

The third pillar is the annuity build-out. Prestige is strengthening its long-term earnings profile through disciplined business development, having completed three new Mumbai land acquisitions during the quarter while staying active in Bengaluru and the NCR. Leasing traction at marquee commercial assets such as BKC and Mahalaxmi is described as encouraging, with management prioritising completion before monetisation — building value before crystallising it.
Two further options sweeten the story. The hospitality business offers optionality through a potential initial public offering or strategic investment, while a planned 100 MW data-centre platform opens a long-duration growth avenue well beyond residential development.
