Land Acquisition Bill expected to push property prices upWhile the Congress-led UPA government is claiming that the newly passed Land Acquisition Bill will increase transparency and boost development; many argue that the bill will make houses more expensive to buy.

The Land Acquisition Bill, which aims to protect farmers' interests, will make it obligatory to get consent of 80 per cent of farmers to acquire land for development.

As farmers will have an edge in the bargaining, developers will likely have to pay more to acquire land, and the increased cost will finally be passed on the buyers.

Real estate research firm Liases Foras' managing director Pankaj Kapoor said, "Already, property markets are in deep trouble. Land, a major determinant of apartment prices, will now escalate prices."

According to Kapoor, the implementation of the bill will not only push the prices of properties up but also delay the process of acquiring land and completion of the projects.

CBRE Chairman & Managing Director Anshuman Magazine also expressed his discontent with the bill, saying it would make the already-difficult process of acquiring land even more difficult.
