Prestige Estates Projects Share Price Could Reach Rs 1,830: Motilal Oswal Stock Research

Motilal Oswal Financial Services has reiterated a BUY rating on Prestige Estates Projects, pinning a sum-of-the-parts target of Rs 1,830 against a prevailing price of Rs 1,471 — a prospective return of roughly 24 percent. The brokerage casts the Bengaluru-based developer as advancing on the two fronts that matter most to a residential franchise: a densely packed launch calendar and relentless business development. Prestige rolled out three projects carrying Rs 4,000 crore of gross development value in the second quarter of FY27, lifting first-half launches to Rs 16,200 crore, and has pencilled in 23 projects for the full year. A fresh capital infusion into its hospitality arm eases the balance sheet further.

A launch calendar running hot

The second quarter furnished the cadence that defines a residential compounder. The launch of Prestige Parklane in Devanahalli, Bengaluru rounded out a trio worth a combined Rs 4,000 crore of gross development value, following a first quarter that brought three projects spanning 1.65 crore sq ft and Rs 12,200 crore to market. Cumulatively, Prestige has launched Rs 16,200 crore of inventory in the first half of FY27 and intends to crest the year with 23 projects, a developable footprint of 5.71 crore sq ft and aggregate gross development value of Rs 57,300 crore. The brokerage's channel checks point to an encouraging reception at the expression-of-interest stage, translating into brisk conversion.

Regional engines firing in concert

Diversification beyond the home turf is doing visible work. Prestige Golden Grove in Tellapur, Hyderabad — a Rs 9,500 crore development across 1.43 crore sq ft, in which Prestige holds a 73 percent interest — had sold about 55 percent of inventory by September, after contributing Rs 2,990 crore to first-quarter pre-sales. Gardenia Estates Phase 2 moved 66.8 percent of its value inside a month, while the second phase of Forest Hills at TPC Mulund, Mumbai added Rs 420 crore. First-quarter pre-sales did slip 46 percent year on year on an unflattering base, yet the house expects a rebound to Rs 6,500–7,000 crore in the second quarter, aided by standing inventory of Rs 24,500 crore, and models a 14 percent pre-sales compounding rate to roughly Rs 38,800 crore over FY26–28.

Business development on the front foot

The replenishment engine is arguably the more consequential story. During the second quarter Prestige sealed a 17.1-acre parcel in Sector 109, Gurugram, carrying some Rs 5,600 crore of gross development value, alongside a 14.6-acre mixed-use site in Thane worth around Rs 6,000 crore — together Rs 11,600 crore of fresh potential. Layered onto the first quarter's three Mumbai acquisitions, the developer has augmented its pipeline by close to Rs 29,400 crore in the first half, a cadence that keeps growth visibility well stocked.

A capital top-up for hospitality

Leverage, the perennial anxiety around asset-heavy developers, is being managed with intent. In August the board sanctioned a binding framework under which Canada's CPPIB will inject up to Rs 3,000 crore across tranches into wholly owned subsidiary Prestige Hospitality Ventures for a 28 percent stake, with proceeds earmarked for growth capital and debt reduction. With collections projected to compound at about 16 percent to roughly Rs 25,100 crore over FY26–28, net debt of Rs 11,900 crore and net gearing of 0.69x look comfortably contained.

Anatomy of the Rs 1,830 target

Motilal Oswal arrives at its target on a sum-of-the-parts framework, valuing the residential book at a 15 percent premium to net asset value, the land bank at 1.7x FSI, operational annuity assets at a 7.5 percent capitalisation rate and the pipeline at 8 percent, with hospitality at 15 times and property management at 10 times FY28 operating earnings. The mosaic below sizes each block by its share of the Rs 89,800 crore gross asset value.

The target for investors

The investment case rests on a simple proposition: a developer scaling its residential franchise through genuine regional diversification, with a business-development machine that keeps refilling the pipeline faster than it sells. Adjusted earnings are set to compound at roughly 42 percent over FY26–28 as margins hold above 30 percent, and the valuation unwinds from a lofty 40 times forward earnings to a more digestible 26 times by FY28. With the stock at Rs 1,471 — nearer the floor of its Rs 1,805 to Rs 1,090 yearly band than the ceiling — Motilal Oswal's Rs 1,830 target offers about 24 percent of headroom. For investors with a medium-term horizon, the preferred approach is accumulation on dips, letting launch momentum and the collections ramp play out over coming quarters.

What could go wrong

Launch-timing lumpiness. First-quarter pre-sales fell 46 percent year on year, a reminder that quarterly bookings swing sharply with the calendar; a slippage in scheduled launches would dent near-term momentum.

Leverage and funding cost. Net debt of Rs 11,900 crore and elevated interest charges leave the balance sheet sensitive to any delay in collections or in the CPPIB tranches.

Rich valuation. At 40 times FY27 earnings, the stock prices in flawless execution; estimate disappointment carries asymmetric downside.

Multi-city execution and approvals. A pan-India pipeline across Bengaluru, Chennai, Hyderabad, the MMR and the NCR multiplies regulatory, land-title and delivery risk.
